How It Works

1. Initial Inspection

Citizens Group will carefully inspect your building following the guidelines and give you a detailed report. This report will point out anything that needs fixing to pass the inspection. We’ll check the inside units of your building and visually assess all electrical elements. The 20/30/40 year Recertification report’s electrical section will be based on our findings. For structural inspections, we’ll thoroughly review beams, columns, decks, and other components like parking garages, plaza decks, pools, balconies, catwalks, and roofing assemblies.

2. Design

Citizens Group will prepare a comprehensive set of construction documents, including plans and specifications, along with a cost estimate. This package ensures a thorough understanding of the project’s requirements. The team will then proceed to facilitate the bid process for the necessary work to bring the building(s) into compliance for the 20/30/40 year Recertification. Citizens Group will also play a pivotal role in assisting the Board of Directors in acquiring and evaluating competitive bids for the essential repairs.

3. Management

Citizens Group will take on the role of overseeing the project(s) and will serve as the primary point of contact with the Building Department. This involves providing daily reports detailing ongoing observations during the reconstruction phase, ensuring that the work aligns with the approved plans, specifications, and code requirements. Additionally, Citizens Group will conduct regular weekly meetings with the contractor and the building’s representative. These meetings serve to keep all parties informed, address any concerns, and provide updates on construction schedules and budgetary matters.

5 Common Faqs For 20/30/40 year Recertification

A 20/30/40 year Recertification is a safety inspection program required by certain jurisdictions to ensure that buildings, typically over 40 years old, are structurally and electrically safe. After the initial 40-year inspection, subsequent inspections are often required every 10 years.

The primary purpose is to ensure the safety of the building’s occupants. Over time, building materials can degrade, and structures may become unsafe. This process identifies potential issues that must be addressed to maintain the building’s safety and integrity.

Failure to undergo the 40-Year Recertification can result in fines, legal actions, and potential liabilities. Moreover, it can pose safety risks to the building’s occupants and affect the property’s insurance and value.

The primary focus is on the building’s structural and electrical systems. This includes checking the foundation, roof, walls, beams, columns, other structural components, and the building’s electrical installations.

While it’s possible to sell, potential buyers may hesitate, or the property’s value might be affected. Additionally, local regulations might require the recertification to be completed before any sale or transfer of ownership.
